Temperature Controlled Warehouse in Ernakulam: Where to Look
Ask for a temperature-controlled warehouse "in Ernakulam" and you have not narrowed anything down yet. The district runs from the Aroor bridge in the south to Angamaly in the north. A chamber at one end is a different commercial decision from a chamber at the other — different roads, different rent, and a different number of minutes your product spends off refrigeration at each end of its journey.
So before you compare facilities, work out which Ernakulam you are actually in.
Start with the route, not the pin
Cold storage charges you twice. Once on the invoice, and once in the time your product spends between one controlled temperature and the next. The second charge never appears in a quote, and for most buyers it is the larger of the two.
Which makes the first question this: where does my product enter the district, and where does it leave it? A store fifteen minutes from your inbound gate but on the far side of the city from your customers costs you two Kochi crossings on every dispatch. In this city, that is not a rounding error.
Four routes, four answers.
Port-facing: Willingdon Island
If your product arrives in a container or leaves in one, the island is the short answer. Willingdon Island sits under a kilometre from the Cochin International Seaport, which means a sealed box spends single-digit minutes between a dock and the terminal gate, and can be brought back and put on a plug if a sailing moves.
The counterpoint, because it is true: if your product never sees a ship, port adjacency buys you nothing. You would be paying for access you do not use, and crossing the city twice a day to reach customers in Kakkanad or Aluva. Seafood and marine exporters, C&F agents and anyone staging import consignments belong on this side. A super-stockist serving north Ernakulam probably does not.
The northern belt: Kalamassery, Edayar, Kizhakkambalam, Angamaly
This is where the district's new warehousing is being built. Adani broke ground on a 70-acre logistics park near HMT in Kalamassery, announced at around ₹500 crore, with Flipkart taking roughly 5.5 lakh square feet inside it. Panattoni has identified a 100-acre site at the Edayar industrial estate, and a Bengaluru developer is putting up about 2.5 lakh square feet at Parakadavu in Angamaly.
Read those announcements carefully, though, because most of what is described is ambient warehousing — square feet, not chambers. The refrigerated addition reported for this belt is Westman Supply Chain Solutions' hub at Kizhakkambalam: 6,500 tonnes, eight independent chambers running +25 °C to −25 °C, with the refrigeration built by RINAC, reported in June 2026.
The northern belt is right for you if your goods come down NH-544 from Coimbatore or Bengaluru, if your distribution sits north and east of the city, or if you air-freight. On that last point: Cochin International Airport has expanded its export cargo warehouse from 75,000 to 1,25,000 tonnes a year, including two temperature-controlled rooms held at +2 °C to +8 °C. If you export pharma or chilled perishables by air, being north of the city is worth real money. One caution — an airport cold room is a handling facility, not somewhere to hold stock for a month. It shortens the last leg; it does not replace storage.
South: Aroor and the seafood cluster
The processing cluster around Aroor and KINFRA Seafood Park serves the same export trade from the other end of the bridge. If your plant is there, the honest arithmetic often favours staying there — the distance that matters is the one the box travels after it is sealed, and if your product is sealed in Aroor, moving it north before it moves south is a journey you pay for twice.
Where the balance tips is when you need chamber space rather than plant space, or somewhere to put product that is not your own floor when a sailing slips.
In the city: Vyttila, Kakkanad, Edappally
Restaurants, hotel groups, ice cream and dairy distributors and quick-commerce operators are solving a different problem. Their constraint is a delivery window, not a port gate, and for them proximity to the customer beats everything else.
The thing to check on this side is what you are actually renting. A cold room attached to a distribution unit and a racked chamber with an independent temperature record are both "cold storage" in a listing. Only one of them can answer a complaint six weeks later.
What matters more than the location
Once the route is settled, the rest of the decision is the same wherever the building stands.
The band you actually need. Deep freeze, frozen, chilled and air-conditioned are four different products at four different prices. Paying deep-freeze rates for product that is happy at 2–8 °C is an expensive habit, and the reverse is worse than expensive.
The ante room. Most temperature failures happen between the chamber door and the vehicle, not inside the chamber. Ask what the dispatch area holds, and whether it is a room or a shutter.
Docks and reefer plug-in points. The number of plug-ins decides what happens to a loaded box when a document is late.
The unit on the quote. Per pallet position per month, per tonne, per square foot and per season are not comparable figures. Convert everything to one unit before you look at the numbers at all.
GST. Storage of agricultural produce is exempt under Notification 12/2017-CT(R) (SAC 996729); processed goods — frozen seafood, frozen meat, ice cream, packaged dairy — are taxable at 18 per cent. A quote that says nothing about GST is not yet a quote.
Where we sit, and who we are wrong for
Troveful ColdVault is on Willingdon Island, under a kilometre from the Cochin International Seaport, with 2,000 pallet positions — 1,890 racked across three independently controlled chambers of 630 positions each, plus 110 chilled positions in the ante room. The chambers run −25 °C to +20 °C, the ante and dispatch room holds 4–8 °C, and there are two docks and four reefer plug-in points, generator backup, redundant compressors and 24×7 temperature monitoring. The facility is FSSAI-registered. Contracts run monthly or on six- to twelve-month terms, with volume pricing above 100 pallets.
We are the right building for product that touches the port, and for anyone who wants a chamber and a record rather than a corner of somebody's room. We are the wrong building if your whole market sits north of Aluva and nothing you store ever sees a container — in that case the highway belt will serve you better, and we would rather say so now than after you have signed.
Come and look at one
Walk a chamber, see the ante room at temperature, and ask for a temperature record covering a set of dates. That one request separates facilities faster than any brochure. Tell us what you are storing or call +91 94006 24908 and we will arrange a visit. The full storage specification is here.
